As a Mortgage Disclosure Desk Team Lead (MDS TL) working for Taylor Morrison you will be responsible for daily workflow assignments, special requests, and internal questions from the MDS team. Also responsible for data review and preparation of the upfront Loan Estimate, Truth-in Lending and loan application disclosure package. The position will also be responsible for MDS role responsibilities such as review of loan origination system for data integrity. MDS will deliver the loan package directly to the client via electronic deliver or manual package. MDS TL will monitor the return of the fully executed disclosure package to assure required regulatory compliance has been met. This position will review all loan files when submitted to the Processing Center for proper signatures, dates and ensuring all required disclosures have been received. MDS will prepare and deliver to borrower all required disclosure documents at Change of Circumstance.
What You’ll Do
· Assign/Review and manage MDS pipelines and priority tasks based upon compliance deadlines
· Train team members on disclosure desk procedures and pipeline management
· Assign test files to be completed by Trainees and reviewed by Assistant Manager/Manager
· Responsible for assisting in the creation and revision of disclosure desk training documents
· Provide subject matter expert assistance to team members by answering questions about workflow, compliance/regulatory issues, and company policy/procedures.
· Review and upkeep Department specific reports to confirm all disclosures are processed in a timely fashion.
· Provide regular updates to team members on pipeline status to ensure files do not fall outside of compliance.
· Demonstrate a working mastery of company LOS system (Encompass).
· Prepare and disclose/re-disclose loans in compliance with Federal and State regulations and in accordance with company policies.
· Review and ensure accuracy and data integrity of required compliance disclosures at initial application, time of lock, and at the time of any change of circumstances.
· Maintains accurate record of communications and/or actions related to disclosing process in the communication log of the applicable loan file.
· Communicate effectively and professionally with Loan officers, processing team members, closing team members, and management.
· Provide timely delivery of disclosures to borrower either electronically or via Hard copy.
· Review the fully executed disclosure package to assure required regulatory compliance has been met, loan documents will be reviewed and validated prior to submission to processing for proper signatures and dates, and ensuring all required disclosures have been received.
· Identify and validate change of circumstances within allowable timeframe.
· Running and Review of High cost/Predatory lending figures and system evaluation (Mavent)
· Balances loan fees and adjust for borrower/seller/lender paid fees before sending disclosures.
· Obtaining and validating accuracy of fees disclosed on the Loan Estimate, including third party service fees.
· Monitor and prioritize daily queues to meet turn time expectations, closing deadlines, and service recovery needs.
· Maintain current knowledge on all policy, procedures, and compliance rules as they relate to the disclosures of loan packages.
· While performing the duties of this position, the employee will view, have access to, and work with confidential financial data. The employee in this position must adhere to strict confidentiality policies and procedures
· Will assist with all required re-disclosure projects by validating the reason, review for accuracy and approve changes to fees resulting only from a valid change in circumstance as defined by RESPA.
· Assist with ad hoc compliance projects
· Perform other duties as assigned

You might be just who we’re looking for if you have
· High School or Equivalent, Collage degree (Preferred)
· 3 years’ experience in the mortgage business
· Have knowledge of RESPA compliance, GFE compliance and basic loan application completion skills
· Detail-oriented and be able to multi-task
· Possess a positive attitude, be flexible in fast-paced environment, be a team player, leader and be willing to constructively contribute to the department
FLSA Status: Non-Exempt
This position is considered a non-exempt position for purposes of wage-hour law, which means that you will be required to keep a time record and will be eligible for overtime pay.
